About Us
Sabana Shari’ah Compliant Industrial Real Estate
Investment Trust (“Sabana Shari’ah Compliant REIT”
or the “Trust”) is a real estate investment trust (“REIT”)
listed on Singapore Exchange Securities Trading Limited
(the “SGX-ST”) on 26 November 2010.
Sabana Shari’ah Compliant REIT was established
principally to invest in income-producing real estate
used for industrial purposes, as well as real estate-
related assets, in l ine wi th Shari ’ah investment
principles. As at 31 December 2011, the Trust has
an asset portfolio of 20 quality industrial properties in
Singapore, valued at more than S$1.0 billion.
Sabana Shari’ah Compliant REIT is managed by
Sabana Real Estate Investment Management Pte. Ltd.
(the “Manager”).
Our Objective
We work for unitholders of Sabana Shari’ah Compliant
REIT (the “Unitholders”) – our objective is to provide
Unitholders with regular, stable cash distributions.
We also aim to achieve long-term growth in distribution
per Unit (“DPU”) and net asset value (“NAV”) per Unit,
while maintaining an appropriate capital structure.
Our Strategy
Acquisition growth strategy
We aim to expand our portfolio by acquiring properties
that are aligned with Sabana Shari’ah Compliant REIT’s
investment strategy and Shari’ah principles. This will
enable our Unitholders to enjoy high income distribution.
Active asset management strategy
We will pro-actively manage and maintain the properties
in our portfolio to improve the overall rental yields.
Opportunistic development strategy
The Manager will prudently undertake development
activity when appropriate opportunities arise.
Capital and risk management strategy
The Manager will employ an appropriate mix of debt
and equity in financing acquisitions, and use the right
instruments and currency hedges to optimise risk-
adjusted returns to Unitholders.
The Manager
The Manager was incorporated in Singapore on 15
March 2010 and is wholly-owned by Sabana Investment
Partners Pte. Ltd. (“SIP”) of which the shareholders are
Freight Links Express Holdings Limited (the “Sponsor”),
Blackwood Investment Pte. Ltd. (“Blackwood”) and
Tarian Capital Partners Pte. Ltd. (“TCP”), formerly known
as Emirates Tarian Capital (S) Pte. Ltd..
Armed with deep knowledge and expertise on the
Singapore industrial property market, the Manager sets
the strategic direction for Sabana Shari’ah Compliant
REIT, manages its assets, and makes recommendations
to the Trustee on issues related to acquisitions,
divestment and asset enhancements.
In addition, the Manager adheres to guidelines set out
by the Independent Shari’ah Committee to ensure
that Sabana Shari’ah Compliant REIT has adopted
a standard of Shari’ah compliance that is generally
accepted by the GCC
